NOTICE is hereby given that the Council of the City of Langley will hold a Public Hearing in the Council Chambers, Langley City Hall, 20399 Douglas Crescent, Langley, BC at 7:00pm on Monday, July 17, 2023 to allow the public to make verbal or written representation to Council with respect to the following proposed bylaw amendments:

3. Bylaw No. 3251 – Zoning Amendment

Purpose: To amend the Zoning Bylaw, 1996, No. 2100 as noted below.

The purpose of Bylaw 3251 is to amend the Zoning Bylaw to update the I1 ‘Light Industrial’ Zone to respond to increasing industrial investment and redevelopment activity in the City and includes lowering the minimum parking requirements for “Light Industrial”, “Workshop” and “Warehouse” uses, adding additional “Office” uses to the list of permitted accessory uses, and increasing the maximum height of buildings.

Bylaw No. 3251 proposes to:

• Update the Minimum Parking Requirement table in Part 1 “Administration and Enforcement”, Section E “Off-Street Parking and Loading”, under ‘Land Use’ and ‘Industrial Uses’ for the Light Industrial, Workshop and Warehouse uses by lowering the minimum parking requirement to 1 space per 100 square metres of gross floor area from 2 spaces per 93 square metres of gross floor area, as follows:

• Add “Office” uses to the list of permitted accessory uses in Part IV “Industrial Zones”, Section A “I1 Light Industrial Zone”, 2. Permitted Uses, (l) Accessory Uses as follows:

(ii) Office uses, including those supporting land development, manufacturing, utility, and technology/e-commerce industries, limited to a maximum leasable floorspace of the lesser of 10 percent of lot area or gross floor area, and only on lots adjoining 56 Avenue, 200 Street, Fraser Highway, Logan Avenue, and the Langley Bypass.

• Update the Maximum Height in Part IV “Industrial Zones”, Section A “I1 Light Industrial Zone”, 4. Size of Buildings and Structures to increase the maximum height to 30 metres from 15 metres as follows:

Principal Building, Height: 30.0 m (98.4 ft)

If the proposed amendments are adopted by Council, the changes will not impact or impose additional zoning requirements on existing industrial businesses.

The proposed bylaw and explanatory staff report may be inspected online at www.langleycity.ca.
